What's better than a great day at the beach? A GREAT nights sleep at the beach! We have ALL NEW mattress and box springs throughout the unit. Of course new mattress and box springs deserve new pillows so we've updated those too. Also we've just installed a new 48" television in the den along with a brand new Refrigerator!! It's been appliance updating this season for us. We've also added some new bed and bath linens for your comfort.
INSTACART or SHIPT - Do you hate trudging to the grocery when you are on vacation? Wouldn't it be great if you could order your groceries and have them delivered shortly after your arrival? Well now you can... Shipt is a grocery delivery service and is now available in the Ft Walton Beach area. Download the free app and have those groceries delivered directly to your unit. We've tried it and LOVE it!!!

VIEW - Did we mention the view??! This unit is right on the beach, NO OBSTRUCTIONS blocking your view of the beautiful beaches.
This unit is now being managed by Aaron of East Pass Rental Group, LLC.
Your security codes for the parking garage and the unit are sent prior to your arrival so if you are arriving late you don't have to worry about the check in process. It's park the car in the garage, head to the unit and your resort bracelets will be waiting inside for you! We have a coffeemaker in the unit that fits either K-cups or good old ground coffee, so if it's coffee for 1 or for many we've got you covered for that first morning caffeine fix. Of course we have a Margaritaville machine so it's always 5 o'clock here. We installed bamboo wood flooring in the bedrooms when we purchased the unit and there is tile in all the other common areas so no worries about stained carpet in this unit. We do have small throw rugs beside the beds so you can brush the sand off before saying goodnight. We are also proud to say that you'll find no sleeper sofa in this unit. We sleep 10 people in beds so no one has to worry about drawing the short straw and having to sleep in the living area. Parents can stay up and enjoy watching television or hanging out on the balcony without disturbing the little ones. Need to do some laundry? Well you don't have to do it in the kitchen like most of the other units. We have a separate large laundry room with a FULL SIZE washer and dryer, utility sink and lots of extra storage cabinets. You spoke and we listened! We just updated the dining area with new table and chairs with seating for 7 AND we added a stand alone bar top table that adds seating for 2 more! The whole family can now enjoy dining together. We also added a small table and 2 chairs to the Master Bedroom so you have a place to sit while putting on your shoes and an extra spot to charge those electronics you just couldn't leave at home. Luggage racks are now in all 3 bedrooms giving you a place to rest that suitcase so you can dig out the swimsuits and flip flops! If it's a rainy day you have no need to worry as we've also added an Xbox One so you can still play those video games
Our unit has a wonderful view of the Gulf of Mexico and the Okaloosa Island Fishing Pier and the summer fireworks display. The decor in the unit compliments the tropical surroundings of this relaxing resort. The condo has an open floor plan that leads to a private spacious balcony with outdoor furniture. The condominium's kitchen is well appointed with granite countertops, stainless steel appliances, and beautifully tiled floors along with a Margaritaville machine for all your frosty beach concoctions. All dishes, cooking utensils, and bake ware are provided to cook and serve meals. The dining area has a large table with seating for seven. This beautiful unit offers a twin bunk area for extra accommodations. The open living room houses a sectional couch, flat screen TV, xbox one with. There is a full bathroom located off the main hallway near the bunk alcove and the 3rd bedroom. The master bedroom features a king bed, private bath with stand up shower and garden tub, flat screen TV, and DVD player, luggage rack, extra seating with table and of course that amazing gulf view. The second bedroom includes a queen size bed, private bath, flat screen TV, and DVD player and luggage rack and a view of the gulf. The 3rd bedroom offers a queen size bed AND a full size bed. It also has a flat screen TV, and DVD player and a luggage rack. There is a separate large laundry room equipped with a stackable full size washer/dryer and utility sink with extra cabinet storage for your convenience.
Since we don't like sunburns we also include daily beach service. The beach service will be happy to get you all setup and ready for the day on the beach, sunburn free!
(in season only) Our beach service includes 2 sets so you get 4 chairs and 2 umbrellas each day. You also have Aqua Pass which includes 1 hour use each day of a Stand Up Paddle-board or Kayak/weather permitting.
We work hard to manage our unit and make your check in as effortless as possible and offer immediate access to your unit. Arriving late...no problem, we will send you the codes for the unit and the garage so when you arrive it's straight up to the unit, no check in hassles. Your resort wristbands will be waiting inside for you along with a binder full of helpful guest information.

Located within walking distance of many great restaurants such as The Crab Trap, Anglers, Old Bay Steamer, Stewby's and AJ's Oyster Shanty. There's a new mini golf course about a block away and they even have ice cream! Nearby attractions include the Gulfarium and fishing pier which are located within walking distance and the Big Kahuna Water Park is located within 10 miles. The Silver Sands Outlets are 15 miles away in San Destin.

Discounts: While we wholeheartedly appreciate our wonderful past and present members of the military, we do not offer a military discount. We make every effort to ensure that our rates are competitive in the hopes that ALL members of all service industries can make a trip to the beach fit their budget. We appreciate your service and dedication to serving the public for all of our military, first responders, and teachers, however, we are unable to provide discounts at this time. Thank you for your understanding and the service you provide our great country.
Cancellation Policy
Reservations canceled before or after the final payment due date will result in a full refund as stated below. Further refunds may be available if the condo/home is re-rented. Refunds are based on the rates and number of nights, that condo/home is re-rented for. Changes to reservations must be requested prior to the final payment due date. Changes to reservations after the final payment due date are not permitted.
All payments are refundable prior to the as follows:
90% Refund, IF canceled more than 60 days prior to the check-in date.
75% Refund, IF canceled more than 30 days prior to the check-in date.
50% Refund, IF canceled more than 15 days prior to the check-in date.
NO REFUND if canceled within 15 Days prior to the check-in date.
No refunds will be given for late arrivals, early departures, or cleaning and maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly.
Damage and Incidentals
A Damage Deposit is required for all Rental Homes and ranges from $1,500 (2 Bedrooms and smaller) to $3,000 (3 Bedrooms and larger). Damage Deposits must be in the form of a cashier's check and be received no later than 14 days after the reservation is made or 14 days before arrival, whichever comes first. In lieu of providing a Damage Deposit, all reservations are charged for Optional Guesty Damage Protection at the time of booking. If you elect to send in the Damage Deposit, you can receive a credit for the Optional Guesty Damage Protection. All Damage Deposits are deposited in an interest-bearing escrow account and all interest will accrue to East Pass Rental Group, LLC. Unused Cash Damage Deposits will be reimbursed by company check within 30 days after the check-out date.
The Optional Guesty Damage Protection is designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger). Any damages that exceed $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger) or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger). Certain terms and conditions apply.
Damage deposits will be refunded and no charges will be posted to credit cards if the following conditions are met:
- No damage is done to the rental condo/home or its contents, including the linens.
- Rental condo/home is left reasonably clean and all trash and debris is removed.
- Dirty dishes are placed in the dishwasher, and the dishwasher is started.
- No items or furniture in the rental condo/home are missing or rearranged.
- There was no smoking in the rental condo/home.
- All keys, wristbands, or other items provided for guest use are returned to the proper locations.
- All charges incurred during the rental period are paid in full.
- All policies and rules, including community rules and regulations, were followed.
Booking Policy
1. Check-in / Check-out Times
Check-in begins at 4:00 p.m. CST. During busy seasons, your rental condo/home may not be ready for occupancy until 6:00 p.m. CST. We appreciate your patience. Check-out time is 10:00 a.m. CST. Late departures may be subject to additional charges.
2. Age Requirement
Absolutely no reservations or access to rental condos/homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than two people for each parent or guardian over the age of 25. A parent or guardian must be staying in the rental condo/home at all times. We do not rent to chaperoned groups. Our rental condos/homes are monitored for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. No exceptions.
3. Advanced Rental Payment
A non-refundable deposit of 10% is due at time of booking. We accept Visa, MasterCard, Discover, and American Express for advance rental payments.
4. Remaining Rental Payments
The first installment will be made 60 days prior to your check-in date. This installment will be 40% of the reservation amount. The final rental payment will be made 30 days prior to check-in. This is the balance of rent, taxes, and other charges related to the reservation. The final payment due date may vary based on the rental condo/home selected and is provided at the time of booking. The final rental payment is automatically charged on the due date to the same credit card used to make the advanced rental payment. Failure to remit the final rental payment by the scheduled due date will result in the cancellation of your reservation. IF your check-in date is within 60 days you will be charged the 10% and 40% at booking. IF you are within 30 days of check-in, the entire payment will be charged.
Notes
- MUST BE 25 years of age. Valid ID will be required to check-in.
- A rental agreement will be sent at confirmation, the agreement must be signed at booking confirmation to receive an access code for the unit.
- No 3rd Party Booking.
- 6 guests maximum (regardless of age), no exceptions.
- All adult guests must be listed prior to making a reservation.
- A limited amount of expendable items are provided to get you started.
- Beach towels/ Bath Towels/ Linens are provided by the unit, not the resort. Please do not take bath towels or linens outside of the unit.
- Guest will be responsible for any lost/ damaged/ stolen/ missing items. Please remember to bring the beach towels back to the unit.
- Be respectful of all neighbors / property.
- Checkout instructions are several steps to ensure there is a smooth transition between guests. They are listed in the rental agreement and in the unit.
